    This is the first in a series of articles planned for the summer to help owners understand how our HOA finances work and the budget challenges we are facing. This edition explains the Operating Fund while the next one will explain the Reserve Fund. Future topics will explain the Board’s options for setting us on a long-term path of financial stability.

    We encourage you to read this information carefully and send your questions or comments. We’ll respond to your feedback in later editions of this series. A survey of owners will take place in early fall to get feedback about options to ensure a strong and stable financial future.

    Pool Heating

    Starting today, the temperature of all swimming pools will be increased to 86 degrees, due to a drop in natural gas prices, We sincerely appreciate your cooperation and patience over the past few months. Lowering the temperatures of 11 pools saved us more than $50,000. The board would like to express its gratitude to you for your support.

    Pool Heating Changes

    The gas company that supplies us with our natural gas is raising its prices by as much as 100%. Your current bill may be double the cost of last month‘s bill. Because of this we are going to need to reduce most pool temperatures. Last month‘s bill for gas to heat the pools was around $20,000.

    We will keep pools 5, 7 10 and 13 at the current setting of 86 degrees. The other pools will be reduced to 78 degrees. This is a temporary measure until the ambient temperature reaches a much warmer level and gas prices stabilize. Further adjustments may need to be made depending on gas prices and our finances.

    Front Gate Survey Results

    Thank you to everyone who responded to the recent survey from the security advisory committee on the use of the front gate attendants. The survey was sent on March 5 with two reminders (March 7 and 10) to those who had not yet responded. The responses were tabulated after the close of the survey at 5:00 p.m. on March 11.

    The return rate was 75% with 195 individual households completing the survey. This is considered an excellent response and we can be extremely confident that the results are representative of the community. The full results of the survey are available here.

    The security advisory committee has studied the results of the survey and has prepared a report with recommendations which will be on the agenda for the April 5 open board meeting.
